Kitchissippi Corner

This 3 bedroom, 2.5 bathroom urban infill project makes efficient use of a tight corner lot. The site design maximizes available square footage while providing diverse exterior living spaces and an open and airy atmosphere both inside and out. Light grey standing seam metal roofing wraps the asymmetrical gable roof and continues down the second storey walls, accentuating this modern interpretation of a familiar roof line. Below, white stucco reduces the visual weight of the massing and sits lightly above the exposed concrete walls of the walkout basement.

From the entry path, the front porch canopy frames a view of the double height space and open riser staircase inside. The powder room and coat closet are tucked away in the front hall leaving the rest of the main level for an open concept living and dining space. Two outdoor living areas flank the open plan; a private courtyard off the kitchen accommodates outdoor dining, while a street facing deck wraps around the corner of the living room. Mature trees and a fire pit create an intimate setting for this elevated space, making this the perfect place to enjoy a glass of wine and chat with passing neighbours on the street below.

The dining courtyard is completely private, tucked at the rear of the home and lined by two walls of floor-to-ceiling windows blurring the line between interior and exterior spaces, visually expanding the modest footprint and allowing natural light to reach throughout the home.

The double height foyer with a second-level bridge is central to the dynamic of this home. The bridge offers clear views to the front porch and street below as well as the courtyard to the rear. Interior finishes and fixtures selected by the homeowners result in a fully personalized creation.
